How to search for housing and parking
To book a flat, student housing, parking space or garage (hereafter object) you must have a "Personal page" registered with us.
If you do not have one, click on "My pages" (Mina Sidor) in the menu and fill in your personal details.
1. Personal page
On your "Personal page" (Personliga sida) you can follow up on your bookings, accept or reject offers,
and subscribe to the housing and parking options you are interested in. You can set the subscriptions
based on housing area, rent and flat size. You can also make cancellations.
Notice: You can only have one personal page!
2. Search for objects
To find available objects, click on the link "Available" (Ledigt) in the menu above. A new page is shown,
where you can choose to search for a flat, student housing, parking space or garage. There are a number of
search options to choose from. When the address is underlined, you can read more about the object and also see a floor plan.
Notice: It´s your responsibility to follow up the bookings you make, to make sure that you don’t miss a last answering date or an offer!
3. Booking
When you have found housing or a parking space/garage and want to make a booking, click on
"Book" (Boka) on the far right in the search results. Some objects can be marked as
"Direct booking" (Direktbokning) which means "first come, first served" applies. In other
words, your queue time is not taken into account.
Notice: The queue time is personal and cannot be transferred to another person!
4. Confirmation
When you have registered a booking, confirmation is sent to your personal page.
5. Distribution
Our objects can be booked during a 48-hour period (business days). Thereafter, they are allocated
according to the principle that twelve people with the longest queue time are made offers, ranked one (1) to twelve (12).
6. Offers
On your personal page, you accept or reject the offer. (This is not binding and does not
affect your queue time.) If you are among the first eight, you are entitled to be given a
viewing of the flat. Contact information can be found on the personal page. When the response
time has expired, the object is allotted to the person with the longest queue time, on condition
that this person has accepted the offer.
7. Signing of lease
Before the lease can be signed, a credit report of the person(s) signing the lease will be
reviewed. The move-in date on the rental agreement applies as the first date of payment.
The rent is to be paid in advance.
For student housing, the following also applies:
Upon signing a lease for student housing, you are required to confirm that you are studying, or
have been accepted for studies at Luleå University of Technology. An acceptance letter or valid
student union identification constitute valid confirmation. If the agreements have been sent to
you, you should enclose a copy of your acceptance letter or valid student union identification
when you return your signed lease to us.
Note that in connection with the lease signing, you should have a
valid householders' comprehensive insurance policy. This also applies to student housing.
Also note that you can only sign a lease for one flat or one student room.
8. Queue priority for a flat
There are two categories of priority: due to separation or acute medical disorders. An approved
priority is valid for three offers. If you turn down or neglect to respond to three offers, the priority
expires. If you have accepted an offer and someone ahead of you signs a lease on the flat, it does not
count as an offer.
NB! Priority is only approved for people living within the Municipality of Luleå.
Priority due to separation/divorce:
In a separation where the family has young children, one has the opportunity of
applying for queue priority within one's own housing area. The separation shall be
confirmed by a witnessed application as per
the form: Application "Priority due to
separation/divorce". A birth certificate for each child shall be enclosed with the application.
For birth certificates, contact the national registration section of your local tax office.
Priority due to acute medical disorders:
Certain cardio-vascular diseases or lasting functional disability are valid
reasons for applying for priority for acute medical reasons. The application
shall be supported with a doctor's certification. Approved priority is valid
within our entire management area, i.e. it is not possible to choose the housing
area. Consideration is only taken to the need of customisation of the housing,
e.g. bottom floor, lift or other. An application is made with the form:
